How long until a refinance pays for itself? Get the quick answer and the true one, which counts the interest and balance on both loans.

## Two ways to measure break-even

**The quick way** divides closing costs by the monthly payment savings. It's a useful first check, but it treats every dollar of lower payment as savings, even when part of that drop comes from stretching the loan out over more years.

**The true way** adds up, month by month, everything you've paid plus what you still owe, on your current loan and on the new one. The refinance is ahead from the first month its total is lower. That's the date the chart above crosses $0.

## Watch out for the 30-year reset

Take a $320,000 balance at 7.25% with 27 years left, refinancing to 6.25% with $7,000 in costs. Keeping the same 27-year term, the payment drops by $206.44, the quick break-even is 2 yrs 10 mo, and you pay $59,885 less over the loan.

Choose a new 30-year term instead and the payment drops further, by $283.12, so the quick break-even looks faster at 2 yrs 1 mo. But you'd add three years of payments, and the lifetime saving shrinks to $13,806. The lower rate still helps; the longer term gives part of it back.

## Before you refinance

- Get Loan Estimates from more than one lender. They're standardized, so they're easy to compare.
- Think about how long you'll keep the home. Selling before the break-even date usually means the refinance cost you money.
- If you only want a lower payment and have a lump sum, a [recast](https://ownedoutright.com/us/mortgage-recast-calculator/) may be far cheaper.
- Keeping your payment the same after refinancing, and paying the difference as extra principal, captures the full benefit of the lower rate.

## Points, no-cost refinances and how long you'll stay

**Discount points** are interest paid upfront for a lower rate; one point costs 1% of the loan amount.**A no-cost refinance** does the opposite: the lender covers closing costs in exchange for a higher rate. To compare, run the calculator once for each Loan Estimate, entering its rate and its total costs. Points pay off only if you keep the loan past the break-even date, so the shorter your likely stay, the more a no-cost or low-cost option makes sense.

## Questions people ask

### How do you calculate refinance break-even?

The quick version is closing costs divided by monthly savings. That ignores the fact that a new loan changes how fast you pay down principal, so this calculator also finds the month the refinance is truly ahead once payments, costs and remaining balances are all counted.

### What's a good break-even period?

Compare it with how long you expect to keep the loan. If you'll likely sell or refinance again before the break-even date, the refinance probably costs you money.

### How much are refinance closing costs?

They vary by lender and loan size and include lender fees, appraisal, title and recording costs. Your Loan Estimate lists them; add Section D (loan costs) and Section E (taxes and government fees), and leave out prepaid items and escrow deposits, which you'd pay either way.

### Should I roll closing costs into the loan?

Rolling them in means no cash at closing, but you borrow more and pay interest on the costs for the life of the loan. The calculator shows both ways so you can compare.
